What $800K, $1 million and $1.5 million are asking for in West Linn
How many West Linn houses are listed in each price range right now, which neighborhoods they're in, and what your budget looks like in square feet. Asking prices, date stamped.
Are you looking at your budget and wondering, “What does that actually get me in West Linn?” It’s one of the first questions almost everyone asks, and the honest answer depends a lot on the neighborhood.
So let’s put real numbers to it. Everything below comes from our October 12, 2026 refresh of active listings. These are asking prices, what sellers are listing for today, not what homes have sold for. They cover houses only, so condos, townhouses and manufactured homes are left out.
The big picture
On October 12 there were 142 houses for sale in West Linn. The median asking price was $1,009,088, and the typical listing was asking $322 per square foot. The median home had been on the market 75 days.
That median sits right around the $1 million line, which is why the ranges below split the way they do.
How the listings break down
We could place 133 of those 142 listings inside a specific neighborhood. Here’s how they spread across price ranges:
| Asking price | Houses listed | Where most of them are |
|---|---|---|
| Under $800,000 | 47 | Sunset (12), Willamette (10), Hidden Springs (8), Bolton (7) |
| $800,000 to $1.2 million | 43 | Savanna Oaks (11), Hidden Springs (7), Parker Crest (5), Skyline Ridge (5) |
| $1.2 million to $1.6 million | 21 | Willamette (5), Robinwood (4), Sunset (3), Savanna Oaks (3), Stafford Hamlet (3) |
| $1.6 million and up | 22 | Stafford Hamlet (7), Savanna Oaks (6), Robinwood (5) |
A few things jump out. There’s real choice under $800,000, more than people expect. The $1.2 to $1.6 million range is the thinnest. And most of the top of the market sits in Stafford Hamlet, Savanna Oaks and Robinwood.
Neighborhood medians
Here’s the median asking price by neighborhood, from lowest to highest:
- Sunset: $728,900
- Bolton: $750,000
- Hidden Springs: $799,000
- Willamette: $812,450
- Parker Crest: $883,944
- Rosemont Summit: $925,000
- Skyline Ridge: $945,000
- Savanna Oaks: $1,199,900
- Robinwood: $1,222,490
- Stafford Hamlet: $2,147,450
Rosemont Summit and Skyline Ridge each had only five listings, so treat those two medians loosely. Marylhurst had too few listings to publish a figure.
Your budget in square feet
A rough rule of thumb: at the city’s median of $322 a square foot, $800,000 asks for about 2,500 square feet, $1 million for about 3,100, and $1.5 million for about 4,700. That’s simple arithmetic on the median, not a promise.
Price per square foot swings a lot by neighborhood, which is the real lesson. It ran from about $264 in Hidden Springs and Skyline Ridge to $414 in Stafford Hamlet. The same budget can mean a much larger home in one part of town than another.
What the numbers can’t tell you
Asking prices aren’t sale prices. A home asking $1 million might close above or below that, and Oregon doesn’t publish sale prices in public records, so listing data is the clearest public view we have. For what homes are actually closing at, we use the monthly sold report from RMLS, which you can find on our market reports page.
Numbers also can’t tell you how a street feels, how the light hits a kitchen, or whether a commute works for your life. That’s where a real conversation helps.
