Methodology

How we measure.

Every West Linn number on this site comes from one of two sources, and we always say which. Here is where the figures come from, what they include, and what they can't tell you.

Two sources, never mixed

The site carries two different kinds of numbers. Asking prices come from active listings, refreshed monthly. Sold prices come from closed sales in the RMLS Market Trend Report. They measure different things, so we label each one every time it appears.

Asking prices: active listings

Neighborhood figures come from active listing data supplied by RentCast. The listing records originate from RMLS, the regional multiple listing service. The latest pull was taken on October 12, 2026.

  • What's counted: single-family and multi-family homes for sale. Condos, townhouses, manufactured homes and land are left out, so a neighborhood's figure reflects its houses.
  • Where: each listing is placed in a neighborhood by its location inside the official boundary from Oregon Metro and Clackamas County GIS. Listings outside every mapped boundary count only toward the city-wide figures.
  • Minimum sample: a neighborhood needs at least 5 active listings before we publish its median. Below that, we say so instead of estimating.
  • Days on market: for active listings, this is how long the homes still for sale have been listed. Homes that sell quickly drop out of this count, so it runs longer than the days on market for sold homes.

Sold prices: the RMLS Market Trend Report

City-wide closed sale figures come from the RMLS Market Trend Report that Melissa Shaw pulls for West Linn, Oregon. The most recent month loaded is June 2026, pulled July 31, 2026.

  • What's counted: Detached residential homes in West Linn (RMLS area 147, ZIP 97068). Attached homes, condominiums, and townhomes are excluded, as are solds that were never listed on RMLS.
  • Why it matters: Oregon is a non-disclosure state, so closed sale prices are not in public records. RMLS is where the real closed prices live, which is why many sites can only show asking prices.
  • Area: RMLS area 147 and ZIP 97068. These follow RMLS and postal lines, which don't match city limits exactly.
  • Attribution: © RMLS 2026. All rights reserved. Information not guaranteed and should be verified.

Median, average and what they hide

We lead with the median, the middle home in the list, because a few very expensive homes can pull an average far above what's typical. A city-wide median also blends very different neighborhoods together, which is why every neighborhood gets its own page.

When the numbers update

Active listing data refreshes monthly. Sold data is added as each monthly RMLS report comes in. Every page that shows a figure carries the date it was pulled.

What we never do

  • We never call an asking price a sale price.
  • We never estimate or fill in a missing number. If a figure isn't confirmed, the page says so.
  • We don't publish other agents' or portals' numbers as our own.
